Tarmasters paves and repairs asphalt driveways and commercial lots across Kansas City, Missouri — from the urban core out to the Northland and south KC. The ground here is Wymore series expansive clay, which moves seasonally, so the base under a surface decides how long it lasts. Insured, bonded, paving the metro since 2014.

The hard part of paving in Kansas City is rarely the asphalt. It is the window. This is a city of about 520,000 people with freight running I-70 and I-35 around the clock, event traffic surging at the riverfront and the sports complex, and active reconstruction downtown. A lot that sits empty on a Tuesday afternoon in a smaller suburb is never empty here, so the schedule has to be designed before the build is.

The second thing that shapes the work is how mixed the city's pavement is. The urban core is 1920s–1970s in urban core with narrow drives and a long history of utility cuts. The southern and eastern suburbs are newer. The riverfront and the Northeast Industrial District carry loads that would destroy a residential build in a season. Three different problems, one city.

We are based in Lee's Summit and run the whole metro from there. Insured and bonded, and straight with you about whether a surface needs targeted repair, a new wearing course, or rebuilding from the subgrade.

What makes Kansas City asphalt last

Three numbers and one soil describe most of what a surface here has to survive.

36 in.

Frost depth

Frost reaches far below the surface course, so anything holding water moves with it.

40 / yr

Freeze-thaw cycles

Each one drives water deeper into a crack and levers it wider on the way out.

42 in.

Rain a year

Enough water that a flat, ponding lot stays saturated for weeks at a time.

The soil under most of the city is Wymore series expansive clay. Expansive means the clay takes on water and swells, then dries and contracts — a real change in volume, happening below the pavement, on a seasonal cycle. On the rolling ground here that movement is rarely uniform across a lot, which is why cracking usually starts in one zone rather than everywhere at once.

Load makes it worse in specific places. Class 8 trucks run the riverfront and the Northeast Industrial District continuously, and the braking and turning at I-70 and I-35 interchanges shows up in the pavement as shoving and rutting rather than ordinary wear.

What expansive clay means for the sub-base: a soil that changes volume with moisture cannot be relied on to support a mat by itself. It needs a compacted granular base thick enough to spread wheel load across the movement, and it needs to stay as dry as possible — which makes grade and drainage part of the structure, not a finishing detail. Where clay can pump up into the stone, a geotextile separator keeps the base from being contaminated and losing strength.

Three of these have their own Kansas City page. The rest run through the metro service pages.

Commercial Asphalt Paving

Lots downtown, on the industrial riverfront, and around the hospital campuses — built for turning loads and phased so the property keeps working.

Driveway Paving

Narrow urban drives in Brookside, Waldo, and Pendleton Heights, and wider approaches in the Northland subdivisions.

Details →
Asphalt Repair

Full-depth patching where a utility cut, a shoved intersection approach, or clay movement has taken the structure out.

Details →
Overlays & Resurfacing

A new wearing course on lots whose base is intact — common on 1990s Northland retail and office property.

Details →
Asphalt Milling

Grinding a surface down before resurfacing so curb reveal, door thresholds, and drainage stay where they were.

Crack Sealing

The cheapest work available anywhere in the city — 40 freeze-thaw cycles a year turn open cracks into base failure.

What comes out of service, and for how long

In a city this busy the schedule is usually the deciding factor, and most estimates never spell it out. Here is what each stage actually takes off the board.

Stage What it needs from you How long that area is closed
Milling or demolition The section cleared of parked vehicles Half a day to a day per section
Base repair and compaction Room for a loader, a roller, and haul-off trucks A day — longer if the clay subgrade is holding water
Paving The section completely empty, no exceptions About a day; the mat has to be laid hot and rolled without a break
Cure before traffic Nothing parked or driven on the new mat 24 hours for cars, 48 to 72 for loaded trucks
Striping A dry, clean, swept surface A few hours, usually run overnight

On a multi-tenant property we split the lot into phases and run that sequence one phase at a time, so the whole site is never down. You get the phase map with the estimate, before anything is scheduled.

Working in Kansas City

Tarmasters is a Kansas City–owned paving contractor and the asphalt division of Ford Concrete and Paving. We have worked across the metro since 2014, on both sides of the state line, with our own crews and equipment.

Work inside the city limits runs under Kansas City, MO municipal codes, and commercial paving generally means permitting, accessible-route requirements, and stormwater conditions that a residential driveway never touches. We plan for that at the estimate stage rather than discovering it on day two.

Insured and bonded. A measured, fixed price, a firm sequence, and a direct answer about what the surface needs — including when the answer is that it needs less than you expected.

Kansas City paving questions

How does Wymore series expansive clay affect paving in Kansas City?

Wymore clay is expansive — it takes on water and swells, then dries out and shrinks back, and it does that seasonally whether or not anything is parked on top. Asphalt laid on a thin base over it has nothing stable underneath, so it flexes with the ground and cracks from below. Depth and compaction of the stone base, plus a grade that gets water off the surface, are what stop that cycle.

Can you pave a downtown lot without shutting the whole property?

Almost always. We phase the lot so at least one entrance and a drive aisle stay open, and only the section being worked is closed. Paving is the stage that needs its area completely clear, and that area is out for about a day. The phase map comes with the estimate so you can tell staff and tenants before we show up.

Why does the asphalt shove and ripple at busy intersections here?

That is the surface moving under braking and turning load rather than wearing out. It shows up where heavy vehicles slow repeatedly — the I-70 and I-670 approaches and the truck routes serving the riverfront. The cause is usually a mix that was not built for that shear plus a base that lets the layer move. The fix is removing the affected depth and rebuilding it, not overlaying it.

Do you repair pavement after a utility cut?

Yes, and it is common work in the Crossroads and the downtown core. A patch over a trench fails early if the backfill was not compacted in lifts, so we check what is under it before we surface it. If the trench was left loose we take it back out and do it properly — otherwise the same rectangle sinks within a year.

How far into the Northland do you work?

The whole way. Zona Rosa, Briarcliff, the Barry Road corridor, and the KCI logistics area are regular work for us, and we cover Independence, Raytown, Liberty and the rest of the metro from the same shop in Lee's Summit.
