Tarmasters paves driveways, retail lots, and industrial truck courts across Liberty, Missouri. The ground is Haig series silty clay — Clay County's namesake, with extreme shrink-swell — so base thickness and moisture-controlled compaction decide the outcome. Liberty is unusual in that its pavement sits at two opposite ends of its life at once. The Liberty Commerce Center and the retail along MO-152 largely went in between 2018 and 2024 — surfaces just now reaching their first real maintenance decision. Meanwhile Historic Liberty Square and the earliest I-35 frontage are decades past that point and into genuine rehabilitation.

Those two need opposite things. The new work needs restraint — inspection, crack sealing, and leaving a curing surface alone. The old work needs someone to say honestly that another coat of anything is money spent on a structure that has already failed. A contractor who sells the same package to both is not looking at your pavement.

Haig series silty clay

Clay County's namesake soil has extreme shrink-swell behavior. During dry spells it contracts and cracks; after rain it expands with enough force to heave pavement sections. Every Liberty project requires moisture-controlled compaction and adequate granular base thickness to isolate the slab from subgrade movement.

Liberty experiences 40 freeze-thaw cycles in a typical winter. Water trapped in cracks expands with enough hydraulic pressure to propagate cracking into base failure overnight—especially on saturated clay subgrades that don't drain freely.

On it — the load

Concentrated heavy turning

The access roads serving the distribution and manufacturing side of Liberty take constant heavy-vehicle turning movements, and the damage concentrates at entrance points rather than spreading across the lot. That is a subbase problem showing through the surface, not a surface problem.

On retail — Liberty Commons, the Wilshire Plaza area — the pattern is the opposite: light loads, high turnover, and a surface that polishes and oxidises long before the structure is in any trouble. Those two facts lead to completely different quotes.

Where your pavement is in its life

Because Liberty has surfaces at every stage at once, the useful question is not "what does asphalt need" but "what does asphalt this old need". This is how we read it.

What does Haig series silty clay do to pavement?

Clay County is named for the ground, and Haig series silty clay has extreme shrink-swell behaviour. In a dry spell it contracts and opens cracks; after heavy rain it expands with enough force to lift pavement sections. The consequence for asphalt is that the mat is never sitting on something stable, so the answers are moisture-controlled compaction during construction and enough granular base thickness to isolate the surface from the movement below it.

Our lot was paved in 2021. Should we be sealing it already?

Probably not yet, and that is the most common question we get from the newer MO-152 and Commerce Center properties. A new surface needs time to cure before it is coated. The right move in the first few years is to inspect after each winter and seal cracks as they appear. Sealcoating becomes worthwhile once the surface starts losing its colour and texture, not before.

Why do distribution-centre entrances fail before the rest of the lot?

Because that is where the whole load is concentrated. A tractor-trailer turning off a public road onto a site applies enormous shear right at the transition, over and over, in the same few square metres. If the section there was built to the same spec as the employee parking, the subbase gives way and the surface goes with it. We build entrances and turning radii heavier for exactly this reason.

Can accessible parking be brought up to standard around the Square?

Usually, though the historic downtown is the hardest place in the city to do it because the existing grades and building thresholds are fixed. The work is generally regrading a section of surface rather than repainting, since accessible stalls and access aisles have slope limits in every direction. We survey what actually needs to move and price it as part of the job.

How far north do you work from here?

Well past Liberty. Kearney, Smithville, and Excelsior Springs are regular Northland work, and we run the whole metro out of Lee's Summit.
