Six components between the rain landing on your lot and the water leaving your property. If a quote for a sloped site here does not mention several of them, it is pricing asphalt rather than solving the problem.

Why is crowning the lot not enough here?

Because a crown only moves water a few metres. Unlike flat-terrain cities to the south, Excelsior Springs' commercial lots are built on grades that funnel stormwater toward buildings and lot low points. Positive drainage design here means precision grading, curb placement, and catch basin integration — not just crowning the lot center. On a hillside property the water arriving from above is at least as much of a problem as the rain landing on your own surface, and it has to be intercepted, carried, and discharged. That is a system, not a slope.

How do we know if our catch basin is actually working?

Watch it in a real storm rather than guessing. Water running past a basin instead of into it usually means the casting is sitting high relative to the surface around it, or the ring of pavement at its edge has settled and formed a lip. Both are fixable and neither is expensive — but a basin that has silted up in its lead pipe will look perfect and still do nothing.

How aggressive is Haig-Wabash series silty clay under a lot here?

Aggressive enough that we overexcavate. Clay County plastic clay shrinks in summer drought and swells with autumn rain, and that vertical movement cracks pavement from below. Every project here wants a minimum eight-inch granular base to isolate the wearing surface from what the ground is doing beneath it.

Is the downtown different from the retail corridors?

Very. The historic core has pavement and walkways going back to the early twentieth century, with sloping topography that makes accessible routes genuinely difficult and concrete that has taken decades of de-icing. The peripheral retail along the highways is 1970s to 90s and is at the end of its original surface life — a straightforward, if large, resurfacing question.

Do you work around the hotel and hospital properties?

Yes, phased. Those properties cannot close, so the lot is divided into sections and the sequence runs one section at a time with access routes held open. The paving stage needs its section completely clear for about a day, and we schedule that against your calendar before anything is booked.
