Raytown Asphalt Paving
Post-war driveways and mid-century retail lots — most of Raytown's pavement is past its first life, and the clay underneath decides what comes next.
Tarmasters paves and repairs driveways and commercial lots throughout Raytown, Missouri. The ground here is Wymore series expansive clay — it swells wet and shrinks dry, so pavement on a thin base cracks from below. Most Raytown surfaces date to the post-war build-out. Insured, bonded, paving since 2014.
Raytown is a mid-century suburb of about 28,406 people sitting between Kansas City and Independence, and its pavement tells you that. The housing stock is largely 1950s–1970s post-war housing predominates, and the commercial lots along 350 Highway and 63rd Street came in during the same era. Most of what we look at here is not a first surface — it is a surface that has already had a long life.
That changes the question. In a newer market the conversation is usually about how to build. In Raytown it is more often whether what is already in the ground can carry a new surface, or whether the clay under it has taken the base out.
We are based in Lee's Summit, a short run east. Insured, bonded, and direct about which of those two you are looking at — because patching something with a failed base is money you will spend again next year.
Why Raytown pavement fails — and how we prevent it
Raytown sits on Wymore series expansive clay, the same expansive clay found across much of Jackson County. Expansive means exactly what it sounds like: the clay takes on water and swells, then dries out and shrinks. That happens seasonally, under the pavement, regardless of traffic.
For asphalt the consequence is straightforward. A surface laid on a thin or poorly compacted base over that clay has nothing stable beneath it, so it flexes as the ground moves and cracks from below rather than from wear on top. Once water reaches those cracks, roughly 40 freeze-thaw cycles a year — with frost reaching about 36 inches — widen them and start pulling the base apart.
What that means for the build: depth and compaction of the stone base do more for a Raytown surface than any amount of extra asphalt on top, and a grade that moves water off the surface keeps it from reaching the clay in the first place.
Repair or replace? Read your own pavement
On surfaces this age the honest answer is usually visible from the driveway. Here is how we read it before we ever quote it.
| What you see | What it means | What it needs |
|---|---|---|
| Isolated potholes, otherwise sound surface | Surface-level failure | Full-depth patch — Asphalt repair |
| Cracks spreading in a connected, scaled pattern | Base is flexing under load | Reconstruct that area — Paving |
| Surface grey and shedding stone, base still firm | Oxidation, not structure | Overlay or sealcoat — Overlays |
| Areas that sink or hold water after rain | Clay movement or lost support | Excavate, fix base, repave — Paving |
| Same spot fails again after a proper repair | Base has gone in that zone | Full-depth reconstruction — Paving |
What we handle in Raytown
Repair and resurfacing lead the work here, which is what a mature market looks like.
| Asphalt Repair | Most common here | Full-depth patching on surfaces that have been in the ground since the post-war build-out. |
| Overlays & Resurfacing | Where the base holds | A new surface on lots whose structure is still sound under a spent wearing course. |
| Driveway Paving | Residential | Replacing 1950s–70s drives that have outlived their base. |
| Commercial Asphalt Paving | Retail corridors | Lots along the 350 Highway corridor and the 63rd Street district. |
| Crack Sealing | Before winter | Cheapest work available on clay that already moves — 40 freeze-thaw cycles a year do the rest. |
| Sealcoating | After repairs | Surface protection once the cracks and failed areas have actually been dealt with. |
| Line Striping | Commercial | Re-striping mid-century retail lots, including accessible stalls and fire lanes. |

Raytown paving questions
Why does Wymore series expansive clay crack Raytown driveways?
Wymore series clay is expansive — it takes on water and swells, then dries and shrinks back. That movement happens under the pavement, seasonally, whether or not anything is driving on it. Asphalt laid on a thin base over that clay flexes with it and cracks from below, and once water gets into those cracks the freeze-thaw cycle widens them. A properly compacted stone base and a grade that sheds water are what break the pattern.
My driveway is from the 1960s. Can it be resurfaced?
Sometimes, and it depends entirely on the base rather than the age of the surface. If the original base was built well and still supports load, an overlay is a good deal. If the surface shows connected alligator cracking or areas that sink, the base has gone and a new layer over the top will crack along the same lines within a couple of seasons. We will tell you which one you have.
Do you work on the 350 Highway retail lots?
Yes. Those lots date largely to the mid-century commercial build-out and many are well past a normal asphalt lifecycle, so the work tends to be full-depth repair, resurfacing where the structure allows it, or reconstruction of the worst sections. Turning stress at the retail entry points is usually where the damage concentrates.
