Our lot is fine but the curbs are cracking. Why?

Because the curb is a rigid element sitting on the same moving ground as everything else. Olathe's Martin-Woodson series clay-loam is heavy montmorillonite clay — it swells dramatically after rain and shrinks in summer drought, and a concrete curb has no ability to flex with that. The asphalt beside it can absorb some movement; the curb simply breaks. Fixing it is panel replacement, and it is worth doing before the broken edge starts letting water into the base.

What is D-cracking, and can it be patched?

D-cracking is a pattern of closely spaced cracks running parallel to joints and edges in concrete, caused by freeze-thaw action on aggregate that is susceptible to it. It shows up in older shopping-centre curbs around the Black Bob corridor. It cannot be patched, because the damage is in the aggregate itself throughout the panel. The fix is replacing the panel with an air-entrained mix using non-susceptible aggregate.

Our lot was paved in 2022. When should it first be sealed?

Sooner than most owners expect. Newer properties — the 175th Commerce Centre build-out is the clearest example — reach their first real sealcoating window inside about 18 to 24 months. Past that, UV oxidation starts degrading the binder in a surface that is otherwise brand new, and you lose years off the far end of its life for the sake of a job that would have been cheap.

Why does the asphalt ripple near the I-35 interchanges?

That is shoving, and it comes from heavy freight braking and turning in the same spot repeatedly. The pressure zones around the 119th, 135th, and 151st Street interchanges see it consistently. It is not surface wear — the mat is moving. The fix is removing the affected depth and rebuilding the section with a heavier structure, not overlaying the ripples.
