On driveways
Cracking through a 1980s or 90s driveway
Central Olathe driveways from that era were built thin on clay with little base. Cracks start as single lines, then branch and connect. Sealing works while they are tight; once the pattern joins up, the slab is flexing and the section needs replacing rather than filling.
A settled apron at the street
The transition to the street is where the driveway is thinnest and takes the most turning load. It drops, water collects at the low point, and the edge breaks back. A proper repair rebuilds the apron on compacted base rather than feathering asphalt into the dip.
Edges crumbling away
Asphalt with nothing restraining its edge breaks off under wheels that overrun it. Repairing the edge without adding restraint or fixing the grade beside it means the same edge goes again in a season or two.
On commercial lots
Rutting and shoving near the interchanges
Freight braking and turning around the 119th, 135th, and 151st Street interchanges shoves asphalt into ridges and ruts the drive lanes. That is a structural failure — the section is moving under load — and the repair has to rebuild depth, not resurface it.
End-of-life retail lots on 119th and Black Bob
Much of that corridor was paved in the 1990s boom and is now at the end of its structural life. Connected alligator cracking across large areas means full-depth reclamation or an intensive mill and overlay, and cores are worth their cost before choosing.
D-cracking in aging shopping-center curbs
Closely spaced cracks parallel to joints in older curbs near Black Bob Road are D-cracking — freeze-thaw damage to susceptible aggregate in the concrete. Those panels cannot be patched; they get replaced. It matters here because a failing curb takes the asphalt edge with it.
What makes Olathe asphalt last
The soil under this city is Martin-Woodson series clay-loam, and its clay fraction is the active part. It takes on water and expands, then contracts through a dry summer. Pavement sitting directly on it gets pushed up and dropped repeatedly, which is why cracking here often has nothing to do with how much traffic a surface carries.
The defense is the layer in between: a properly graded limestone base, compacted, with geotextile separation where the subgrade needs isolating from it. That is as true for a repair as for new construction — a patch dropped onto bare clay is a small copy of whatever failed around it.
Add the freight loading around the I-35 interchanges at 119th, 135th, and 151st, where heavy vehicles brake and turn, and you have the two forces that account for most repair work in this city: a subgrade that moves, and loads the original section was never built for.

Contractors tend to describe residential and commercial repair as if they were the same work at different sizes. They are not, and the last row is where most money gets wasted.

Olathe repair questions
01 My driveway has cracks everywhere. Repair or replace?
Look at whether the cracks have joined up. Single lines running across the surface, even a few of them, are sealable and the driveway has years left. Cracks that have branched and connected into a pattern of small blocks mean the surface is flexing over a base that has stopped supporting it — at that point patching is a delay you pay for. We will tell you which one you are looking at, and we would rather say it is fine than sell you a driveway.
02 What is D-cracking and does it affect my asphalt?
D-cracking is a concrete failure — tight, closely spaced cracks running parallel to joints, caused by freeze-thaw attacking aggregate that is susceptible to it. It shows up in older curbs around the Black Bob area. It does not happen in asphalt, but it matters to your asphalt: once a curb breaks down, the pavement beside it loses edge restraint and starts failing. Those panels need replacing, not patching.
03 Why does this clay wreck pavement?
Martin-Woodson series clay-loam here holds a heavy montmorillonite fraction, which swells substantially after rain and shrinks back through a dry summer. That movement heaves pavement from below and fractures curbs. It is why a graded limestone base and geotextile separation are not optional extras on this ground — they are what stands between a moving subgrade and your surface.
04 Our lot is only three years old. Should we be doing anything?
Yes — sealing and small repairs, and sooner than you would think. New surfaces in the newer commerce parks reach their first real maintenance point at around 18 to 24 months, and letting UV oxidation work on an unsealed binder past that shortens the life of pavement that is otherwise perfect. It is the cheapest money anyone spends on a lot.
05 How long does the repair take and when can we drive on it?
Most repair jobs are a day or two on site, depending on the number of areas and how deep they go. Fresh hot-mix takes traffic once it has cooled through, which is usually the same day or the next morning; loaded trucks should stay off longer. We will give you the times with the schedule rather than making you ask on the day.
