Tarmasters repairs asphalt across Shawnee, Kansas — raveling surfaces, cracked driveways, failed curb lines, potholes, and ruts. On sloping ground over Martin-Woodson series clay-loam, most repairs here are about water and timing rather than size. Insured and bonded, working Johnson County since 2014.

Shawnee is a preservation market. Most of its commercial pavement dates from the 1990s and 2000s, which means the majority of lots here are not at the end of anything — they are at the point where what you do next decides how long they last. That makes the useful conversation about sealing, drainage, and a handful of targeted repairs, not about a project.

The residential side is similar. Established streets from the 1960s through the 1990s, mature trees, and driveways that are usually salvageable if the cracking has not connected. What we pave and rebuild in this market is on the Shawnee paving hub; repair methods are the same across the metro, and how they get applied here is below.

Why the base matters in Shawnee

Four local conditions decide how long a repair here lasts. Three of them are about water finding its way to the layer under your pavement.

Slope, not flatness

Unlike the flat-graded ground further east in Johnson County, this city has real topography. Badly graded lots send water toward buildings or trap it in pockets partway down a slope, and the base underneath fails at those pockets long before it fails anywhere else.

01

Martin-Woodson series clay-loam

Clay that swells wet and shrinks dry, cycling pavement up and down from below. Without a compacted limestone base and a geotextile separator between stone and subgrade, even new asphalt cracks here within a few years.

02

38 freeze-thaw cycles a year

Frost reaches about 34 inches. Water that sits in an unsealed crack freezes, expands, and widens it, then thaws and travels deeper. One missed sealing season can double a repair scope by spring.

03

Mature trees in established streets

The 1960s-to-1990s neighborhoods here have grown their tree canopy for decades. Roots lift and crack driveway sections from underneath, and repairing the surface without dealing with the root is a repair with a countdown on it.

04

What pavement needs at each age — and what skipping it costs

Almost nobody publishes this, because the early rows are cheap work. They are also the rows that decide whether the last row ever happens.

Year 0 – 2

What it needs

First sealcoat once the surface has cured; keep an eye on any early settlement

What skipping it costs

UV oxidation starts on an unprotected binder, and you lose life off a surface that is otherwise perfect

Year 3 – 7

What it needs

Crack sealing on a regular cycle; sealcoat again as the surface dulls

What skipping it costs

Open cracks put water into the base — this is where a cheap job becomes an expensive one

Year 8 – 12

What it needs

Patch localized failures; assess ruts and drainage; keep sealing what is tight

What skipping it costs

Isolated failures spread, and the patch count starts growing every year

Year 12 – 18

What it needs

Decide on mill and overlay while the base is still sound

What skipping it costs

The overlay window closes; once the base goes, that option is gone

Year 18 – 25+

What it needs

Full-depth repairs where needed, reclamation or reconstruction where they are not enough

What skipping it costs

Annual patching on a lot that will need rebuilding anyway

The first three bands are crack sealing and sealcoating work. The fourth is an overlay decision, and it has a closing date.

What we repair around Shawnee

Raveling on older retail surfaces

Aggregate working loose and the texture coarsening on lots that have gone unsealed too long. Early on it is a sealcoat or thin overlay question; advanced, the wear course is gone and it is a resurfacing job.

Curb and gutter failure in aging strips

When the curb line goes, the asphalt beside it loses restraint and breaks back into the lot. It also stops directing water where the design intended, which on sloped sites matters more than it sounds.

Water trapped partway down a slope

Poor grading on this terrain puts water in a pocket or against a building rather than into a drain. Base failure follows the water. Repairing the surface without correcting the fall repeats the failure in the same footprint.

Root heave on established driveways

Mature street trees lift sections from below. The repair is a section replacement with the root dealt with, not asphalt feathered over a hump that will keep growing.

Rutting where contractor fleets turn

Construction and landscaping fleets working western Johnson County put loaded trailers and heavy turning onto lots built for cars. Ruts and shoving at entrances are structural, and the repair has to be deeper than the surface.

Potholes coming out of winter

The end of the sequence that starts with an unsealed crack. The failed area under the hole is always larger than the hole, which is why filling it is a short-term measure at best.

How we approach Shawnee pavement

01 · Preserve what is sound

On mature pavement in decent shape, most of the value is in sealing, patching a handful of areas, and getting drainage right — not in a large project. If that is what your lot needs, that is what the estimate says.

02 · Repair what has failed

Saw-cut square edges, remove asphalt and any wet base to the depth the failure reaches, rebuild with compacted stone, place and compact asphalt in lifts, seal the joints.

03 · Be straight about the rest

Where a lot is past the point that repair makes sense, we say so and price the alternative. Where an area can safely be left another season, we say that too — and put it in writing so it is not forgotten.

Shawnee repair questions

Our lot is in reasonable shape. Is repair even worth doing now?

That is exactly when it is worth doing. Pavement in reasonable condition is protected cheaply: seal the cracks while they are tight, repair the two or three areas that have failed, correct anything that ponds. The same lot left five years becomes a structural project. We are happy to quote a small job — we would rather do that than the large one later.

Water runs toward our building instead of the drain. Can that be fixed in a repair?

Often, yes, and this terrain makes it a common problem. Depending on the site it is regrading the affected area, milling back to a correct elevation, or adding drainage capacity. It is worth doing while an area is open anyway, because water aimed at a building is not only a pavement problem.

A tree root has lifted our driveway. What are the options?

The section over the root gets removed, the root is dealt with — which sometimes means cutting it and sometimes means a redesign of that area — and the section is rebuilt on compacted base. Simply overlaying the hump does not work: the root keeps growing and the hump comes back, usually with cracking around it. Where the tree matters to you, we will talk through what can be done without harming it.

What is raveling and how urgent is it?

Raveling is the surface losing aggregate — it looks grainy, feels rough, and sheds stone. It means the binder holding the surface together has oxidized. Caught early, sealcoating or a thin overlay resolves it. Left long enough, the wear course is gone and water reaches the layers below, at which point it becomes a resurfacing job rather than a maintenance one.

Do you do driveways as well as commercial work in Shawnee?

Both. Established neighborhoods here mostly need driveway repairs — cracking, root heave, settled aprons, crumbling edges. Commercial work on Shawnee Mission Pkwy and the K-7 corridor is more about ruts, entrances, and preserving surfaces before they fail. We are based in Lee's Summit and cover the whole metro.

The contractor on the other end

Tarmasters is Kansas City–owned, based in Lee's Summit, and the asphalt division of Ford Concrete and Paving. Insured and bonded, working the metro since 2014. On a preservation job that means a short, specific scope and a price to match — not an inflated project sold on the back of a few cracks.
