Eastern Johnson County is largely flat-graded, and there the problem is creating fall where there is none. Shawnee is the opposite. The ground here rolls, sometimes sharply, and a site arrives with a slope already built in. The work is deciding where that water goes — because it is certainly going somewhere.

Unlike flat-graded areas in eastern Johnson County, Shawnee's topography features natural slopes that complicate parking lot drainage. Poor grading sends water toward buildings or traps it in low spots, accelerating base failure on the clay subgrade. We have seen both failures: a lot that sends run-off at the back wall of the building it serves, and a lot with a corner that never dries out. Both come from laying a surface to follow the ground instead of laying it to a designed grade.

The condition everything else follows from

Johnson County's clay swells when wet and shrinks when dry, creating cyclical heaving and settlement beneath parking lots. Without a properly compacted limestone base and geotextile separator, even new asphalt cracks within a few years. Every Shawnee project we build accounts for this clay movement.

Shawnee experiences 38 freeze-thaw cycles in a typical Kansas winter. Water trapped in unsealed cracks expands into ice, widening the crack with every cycle. A single missed season of crack sealing can double the repair scope by spring.

The housing is largely 1960s–1990s established suburbs, with little new infill, so most residential work is replacement rather than first-time construction — and the original base is usually the unknown.

How much fall a surface actually needs

These are the numbers a grading plan is checked against. On a Shawnee site they get tested in both directions, because you can as easily have too much fall as too little.

Why is a sloped lot harder to get right than a flat one?

Because on a flat site you are creating fall from nothing, and you control it. On a sloped site the water already has a route, and the job is to take it where you want rather than where the hill wants. Get that wrong and it goes toward the building or collects in a low corner. Shawnee has real topography, so the grading plan is the design decision on most lots here, not an afterthought.

Water runs toward our building after a storm. Can that be corrected?

Usually, yes. Depending on how much fall you have to work with, the fix is milling and re-laying a section to a corrected grade, adding an inlet, or cutting a swale to intercept the flow before it reaches the wall. It is only a full rebuild if the water has already been running there long enough to take the base out. We shoot the grade before quoting so the answer is measured, not guessed.

What happens if we skip a season of crack sealing?

More than most owners expect. Shawnee sees 80 or more freeze-thaw cycles in a typical winter — water gets into an unsealed crack, freezes, expands, and widens it, then thaws and goes deeper. A single missed season can roughly double the repair scope by spring, because what was a sealing job has become a patching job.

Our older retail lot is shedding loose stone. What is that?

Ravelling. The binder has oxidised and hardened to the point that it no longer holds the aggregate, so the surface releases stone under traffic. On a structurally sound lot it is an overlay or sealcoat problem, caught early enough. Left alone it opens the surface to water, and then it becomes a base problem instead.

How does Martin-Woodson series clay-loam affect work here?

It swells when wet and shrinks when dry, so the ground under a lot moves seasonally and pavement cracks from below. Combined with the slope, it means the two things that decide a Shawnee job are a properly compacted limestone base with a geotextile separator, and a grade that never lets water sit on the clay long enough to matter.
