None of these require a contractor to answer. All of them are cheaper to establish now than to discover after a base has spent two winters wet.
01Where does your run-off go now?
This is the one that catches people. Massive grading around the enterprise parks has redirected drainage patterns across nearby parcels, and properties that never had a water problem now see standing water after a storm. The path your site relied on may not exist any more. Walking it during real rain tells you more than any drawing from before the work started.
02Does your inlet still receive what it used to?
An inlet only works if water still arrives at it. When the surrounding grade changes, flow can bypass a catch basin entirely and collect somewhere with no outlet at all. That is a cheap thing to check and an expensive thing to discover after a base has been saturated for two seasons.
03What is now driving on your access road?
Construction and logistics traffic on K-10 and the local connectors has increased sharply, and access roads that were built for light commercial use are seeing loaded trucks daily. Rutting on a road that used to be fine is not a materials failure — it is a section that was never designed for what is on it now.
04Is the fill under your parcel finished consolidating?
The Panasonic plant site moved over 5 million cubic yards of earth. Adjacent parcels at Astra Enterprise Park sit on regraded fill that hasn't fully consolidated. Paving on these surfaces requires extended proof-rolling and geotechnical verification before any base stone goes down. If your site was part of that regrading, extended proof-rolling before base stone goes down is not caution, it is the minimum. Building on fill that is still settling produces a lot that is level on handover and dipped within a few years.
05Have the new slabs been sealed before their first winter?
New industrial slabs at Astra Enterprise Park and Flint Commerce Center will face their first Kansas winter within months of pour. Contraction joints that aren't sealed before freeze-thaw cycling begins will spall and admit chloride-laden melt water, accelerating rebar corrosion from day one.

Why does new concrete need sealing so quickly?
Because contraction joints are open until they are sealed, and an open joint takes in melt water carrying chloride from de-icing. Once that reaches the reinforcement, corrosion starts, and the damage compounds from there. New slabs going in now face their first Kansas winter within months of pour, which makes joint sealing a first-year job rather than a maintenance item.
Is the old town core a different job from the enterprise parks?
Entirely. The small-town core has 1960s to 80s lots on their original or second surface, where the question is whether the base still carries load. The enterprise parks are brand-new, high-specification construction where the questions are joint sealing, drainage that reflects the new grades, and access roads sized for the traffic that has arrived.
Can you handle work on active construction sites?
