Overland Park paving questions

Why does Overland Park asphalt crack over Martin-Woodson series clay-loam?

Because the ground under it moves. Johnson County clay-loam takes on water and swells, then dries out and shrinks, and the asphalt above it flexes with every cycle. Flexing pavement cracks. The fix is not a thicker surface — it is a compacted limestone base deep enough to spread the load and a grade that keeps water off the clay in the first place.

How long does a parking lot last in Overland Park?

Typically 15 to 20 years for the structure, with surface maintenance well before that. Most commercial lots along the Metcalf and College Boulevard corridors went in between about 1990 and 2005, which puts a large share of the city past that window now. Lots that were built on a proper base and kept sealed reach the top of the range; lots that pond water do not.

Do you work around business hours on commercial lots?

Yes. Most lots get phased so at least one entrance and a route through stay open. Paving is the stage that needs its section completely clear, and that section is out of service for about a day. You get the phase map with the estimate.

Is south Overland Park different from the older north side?

Somewhat. The north end is largely 1960s–1980s in northern areas construction, where drives and lots are on their second or third surface and the original base is the unknown. South of about 135th Street the building stock is newer, so the questions are usually about new construction and first replacements rather than rehabilitating something with unknown history underneath.
