Commercial Asphalt Paving in Overland Park, KS
Retail, office, and medical lots from the Metcalf Corridor to Corporate Woods — built for the loads they carry and phased so you stay open.
Tarmasters builds and rebuilds commercial parking lots across Overland Park, Kansas. Over Martin-Woodson series clay-loam, a lot needs a compacted limestone base and drainage designed first, then a section matched to its real traffic. Work is phased so the property stays open. Insured and bonded, paving since 2014.
Most Overland Park lots are now 20 to 30 years old
The city's commercial pavement went in largely during the corporate-corridor build-out between about 1990 and 2005 — the Metcalf Corridor, College Boulevard office parks, and the retail belt that followed. That inventory is now past the typical asphalt lifecycle, which makes assessment, not construction, the most common first job here.
Underneath all of it is Martin-Woodson series clay-loam. It swells when wet and shrinks when dry, so the mat above it is under constant flex — and with about 38 freeze-thaw cycles a year and frost reaching 34 inches, anything that lets water reach that clay compounds quickly.
Traffic concentrates the damage. Turning and idle-and-creep stress at the busy retail junctions and along the 135th–159th corridor demands stiffer mixes and thicker mats than a low-traffic suburban lot ever needs.
What your lot needs, by age
A rough guide before anyone walks the property. Age is not destiny — the base decides — but in Overland Park it predicts the conversation.
| Lot age | Where it usually sits | Typical action |
|---|---|---|
| Under 10 years | First maintenance window | Crack sealing and sealcoat; striping refresh — Crack sealing |
| 10–20 years | Surface aging, base usually sound | Mill and overlay before the base is affected — Overlays |
| 20–30 years | The bulk of Overland Park lots | Assessment first — overlay if the base holds, sectional reconstruction where it does not — Repair |
| 30+ years or multiple overlays | Elevation and drainage compromised | Mill back to design elevation, or full reconstruction — Milling |
How a commercial section goes in here
Same sequence as any lot; the specification is what changes over Johnson County clay.
Base and separation
Six to eight inches of compacted crushed limestone, placed in lifts rather than in one pass — a deep layer compacted at once is only dense at the top. Where clay pumping is a risk, a geotextile separator goes between the clay and the stone so the two do not mix over time.
This is the line item that gets cut on cheap bids, and it is the one that decides whether the lot lasts 5 years or 20.
Binder and surface course
Heavier lots are built in two courses: a coarser binder that carries the structural work, then a finer surface course as the wearing layer. Both get rolled to full compaction while hot — once the mat cools, that density cannot be recovered.
Thickness follows the real traffic. A medical office and a lot taking daily delivery trucks are different builds even at identical square footage.
Drainage is designed before any of it. Overland Park's rolling ground usually offers real fall, and flat or ponded areas accelerate every other failure mode — so the surface follows the water plan, not the other way round. Once the surface cures, striping puts the layout back down.
Keeping the property open
For most Overland Park properties the disruption matters more than the paving. Retail along the Metcalf and 135th corridors cannot lose its entrances during business hours, and the office parks have tenants who need to park somewhere on Monday.
So the lot gets phased into sections worked in an order that keeps an entrance and a route through usable throughout. Paving is the one stage needing its section completely clear — about a day out of service. You get the phase map with the estimate: which rows close on which days, where deliveries should come, and what happens if weather moves a phase.
Who you are hiring
Tarmasters is the asphalt division of Ford Concrete and Paving, Kansas City–owned and based in Lee's Summit. Paving the metro since 2014, insured and bonded. Overland Park holds some of the strictest pavement standards in the metro — we build to them rather than around them.
You get a measured, fixed estimate, a phase-by-phase timeline, and a straight answer about whether the base under your lot can carry a new surface or whether that section needs rebuilding.

Overland Park commercial paving questions
Can our lot stay open while you pave?
Yes — most Overland Park commercial work is phased. We take a section at a time and keep at least one entrance and a route through the lot usable. The section being paved is out of service for about a day; tear-out, base work, and striping can usually be sequenced around your hours. You get the phase map with the estimate, including where deliveries should come in.
What does Johnson County clay mean for a parking lot base?
Martin-Woodson series clay-loam swells when wet and shrinks when dry, which puts the mat under constant flex. On commercial work that means 6–8 inches of compacted crushed limestone base, and a geotextile separator where clay pumping is a risk — fabric between the clay and the stone so the two do not mix. Skip that and failure shows up within a few years regardless of surface thickness.
Our lot ponds water after rain. Is that fixable without repaving?
Sometimes. If the ponding comes from a settled area over a localized base failure, excavating and rebuilding that section restores the fall. If it comes from the lot having been overlaid repeatedly until the designed drainage was buried, milling back to elevation is the fix. If the original grade was wrong, it needs regrading — an overlay will simply reproduce the same low spot.
Do you handle the ADA side?
Yes, and the important part is that accessible stalls and access aisles have slope limits, which makes them a grading question during paving rather than a striping question afterward. If a lot was never graded for it, restriping cannot bring it into compliance. We set the grade during the work and lay the markings out to match when we stripe.
