Commercial Asphalt Paving in Lenexa

Why the cracks came back in exactly the same places
It is the most common complaint we hear in this city, and it has a specific name. A lot in Old Town Lenexa gets resurfaced over its original 1950s to 70s pavement. Two or three years later the cracks are back — same lines, same spacing, same places. The owner assumes the contractor did poor work.
Usually the paving was fine. The problem is that the old cracks underneath were still moving, and that movement travels up through a new mat no matter how well it was laid. It is called reflective cracking, and an overlay on its own does not stop it — the fix is to mill down to the plane where the failure actually is and install a paving fabric interlayer that breaks the connection before the new surface goes on.
Which is the general point: the pattern of the cracking tells you what is wrong, and what is wrong decides what to buy. Here is how to read your own lot.
Six kinds of crack, and what each one is telling you
Take this outside and match it against your surface. Two lots with the same amount of cracking can need completely different work.
Reflective cracking
Looks like
New cracks appearing in the same lines and spacing as the old surface underneath, usually within two or three years of an overlay.
Cause
The overlay was laid over cracks that were never dealt with. Movement in the old layer telegraphs straight up through the new mat.
Correct treatment
Mill down to the failure plane, and install a paving fabric interlayer before the new surface so the old movement cannot carry through.
Fatigue (alligator) cracking
Looks like
Interlocking cracks in a tight grid, usually in wheel paths or a defined area.
Cause
The base has lost its ability to support the load. Almost always water in the base, over clay.
Correct treatment
Full-depth reconstruction of that section. Nothing laid on top of it will hold.
Block cracking
Looks like
Large rectangles across areas that are not carrying much traffic.
Cause
Binder aging and shrinkage rather than load — an oxidized surface contracting with temperature.
Correct treatment
Seal them, and get the lot onto a sealcoating cycle before the pattern lets water down to the base.
Longitudinal joint cracking
Looks like
A straight crack running along the line where two paving passes met.
Cause
The joint between mats was not properly compacted or bonded when it was built.
Correct treatment
Rout and seal early. If the joint has opened badly, a strip repair through the joint line.
Edge cracking
Looks like
Cracks running parallel to the pavement edge, a foot or so in, with the edge dropping away.
Cause
No lateral support at the edge — soft shoulder, or water undermining the unsupported side.
Correct treatment
Rebuild the edge with proper support, and correct whatever is holding water against it.
Slippage cracking
Looks like
Crescent-shaped tears, opening in the direction traffic pushes.
Cause
The surface course has debonded from the layer beneath and is sliding under braking or turning.
Correct treatment
Remove and replace the affected area with a proper tack coat between layers.
Three of those six are solved with sealing if you catch them early. The others need milling, a proper overlay, or sectional rebuilding.
Warehouse pavement is a different specification
The I-35 and K-10 corridors made Lenexa a distribution city, and distribution pavement fails in a way retail pavement does not. Trucks queuing at a dock hold position for half an hour at a time, and that sustained point load presses the subbase down rather than fatiguing the surface. The result is a depression in the queuing lane while the surface around it looks perfectly healthy.
Those lanes get thicker asphalt lifts over a stabilized aggregate base — and where a truck holds in a fixed position, day after day, concrete generally costs less across the life of the site than rebuilding asphalt every few years. The parking on the same property does not need any of that, which is why we quote the two separately rather than averaging a number across the whole site.
The base under a Lenexa job
Johnson County clay swells when wet and shrinks when dry, creating seasonal movement that cracks pavement from below. Every Lenexa lot we build starts with geotextile separation and 6–8 inches of compacted crushed limestone to isolate the slab from subgrade movement.
Lenexa's topography creates natural low spots where water pools on commercial lots. Without engineered drainage grading and properly placed curb-and-gutter systems, standing water saturates the clay subgrade and accelerates structural failure.
Those two facts are the same fact. Clay that is kept dry behaves reasonably well; clay that stays wet does not, and around 38 freeze-thaw cycles a year with frost to 34 inches will find any weakness that water creates. So on the rolling ground around Renner Boulevard and out toward Falcon Valley, where the natural low spots are, the drainage design is not a detail added at the end — it is the first thing decided and the reason the rest of the build holds.
How we approach Lenexa pavement

Diagnose before pricing. We identify the cracking type, follow the drainage, and core where the surface will not answer the question. A recommendation that does not name the failure mode is a guess.

Zone the property. Docks, queuing lanes, and truck routes are specified separately from parking. Most sites need two builds, not one.

Fixed price with the sequence attached. A phase map showing what closes when, and how trucks and customers move while it is closed.

Correct the cause, then the surface. Mill to the failure plane, interlayer where reflective cracking is the issue, undercut soft subgrade, separator over clay, limestone in compacted lifts, proof-rolled.

Pave hot, roll to density. Binder and surface course compacted while the mat still allows it, with tack between layers so the courses act as one.

Finish the edges people walk on. Accessible routes, trail transitions, and detectable warnings set during the work rather than painted afterwards, then striping.

What Lenexa owners and managers ask
We overlaid our lot three years ago and the cracks are already back in the same places. What happened?
That is reflective cracking. The old cracks were still moving under the new surface, and that movement travels straight up through the mat regardless of how well the overlay itself was laid. It is extremely common on the Old Town lots that were resurfaced over original 1950s to 70s pavement. Preventing it means milling down to the plane where the failure actually is and putting a paving fabric interlayer in before the new mat — an overlay alone was never going to hold.
Our warehouse queuing lane is sinking, not cracking. Why?
Stationary loading. A truck idling in a queue for half an hour is applying a point load to the same spot repeatedly, and that depresses the subbase rather than fatiguing the surface. A standard two-inch parking section cannot take it. Those lanes need thicker asphalt lifts over a stabilized aggregate base, and where trucks hold in a fixed position, concrete is usually the more economical answer over the life of the site.
Our City Center concrete is fine but the joints look damaged. Is that urgent?
It is worth acting on. Concrete plazas around five to ten years old commonly reach the stage where contraction joint sealant has failed and the joint edges start to spall. Once water is getting into the joints it works on the subbase and the panels either side, so what starts as a sealant item becomes panel replacement. Resealing joints and replacing the failed panels early is far cheaper than what follows.
Our trail connects into the parking lot. Does that transition need anything specific?
Yes, and it is often missed on older layouts. Where a multi-use trail meets a lot, the transition has to be an accessible route: compliant slopes, a level landing, and detectable warnings — the truncated dome surface — where pedestrians enter the vehicle area. Several of the connections around the trail network and along 87th Street Parkway predate that expectation. It is straightforward to build correctly when the lot is already open for paving.
