What makes Spring Hill asphalt last

Four conditions shape the work here. Two are about the ground, and two are about how fast the town is changing.

The clay swells three to five per cent

Spring Hill's commercial pads sit on the same heavy expansive clay that defines southern Johnson County. This clay swells 3–5% with seasonal moisture, heaving concrete slabs and pumping fines into asphalt base layers. Geotextile separation and properly compacted limestone bases are the only defense.

The terrain moves water faster than people expect

Unlike the flat topography of cities further north in Johnson County, Spring Hill's rolling terrain channels stormwater aggressively across parking surfaces. Lots built without adequate curb reveal or catch basin capacity see edge erosion and base saturation within a few years.

Most of the commercial pavement is young

Almost everything commercial here dates from about 2010 onward, which puts it in the window where preventive work has its highest return. Crack sealing and surface treatment on a sound lot cost a fraction of the resurfacing they defer, and the assets in this city are almost all still on the right side of that decision.

The upstream picture keeps changing

Rapid residential and commercial development means more hard surface uphill than there was when many of these lots were designed. Roofs, drives, and parking all shed water rather than absorbing it, and the drainage downhill is generally the same size it always was. With about 42 inches of rain a year, that difference shows up as capacity rather than as a grading fault.

Six places to check before blaming the grade

Each of these can flood a correctly graded lot. Most are far cheaper to fix than re-laying a surface, and two of them are not on your property at all.

Spring Hill paving questions

Our lot drains correctly but still floods. How?

Because grade and capacity are different problems. A lot can be shaped perfectly and still be overwhelmed if more water arrives than its inlets, pipes, and swales were sized to carry. As land upstream is developed, run-off increases — roofs and pavement shed water that fields used to absorb — while the drainage below stays the size it always was. That is a capacity issue, and regrading will not fix it.

How do we tell the difference?

Watch it during a real storm. If water is moving to the low points and simply arriving faster than the inlets take it, that is capacity. If water is standing in places it should never reach, or running away from the inlets, that is grade. The two need different work, and it is worth knowing which one you are paying to fix.

What does Martin-Woodson series clay-loam do here?

It swells three to five per cent with seasonal moisture, heaving slabs and pumping fine material up into asphalt base layers. Geotextile separation and a properly compacted limestone base are the only real defence — the separator is what stops the clay contaminating the stone and destroying the base from inside.

Our retail lot is only a few years old. What should we be doing?

Sealing cracks as they appear and keeping the drainage clear. Nearly all of the commercial pavement in Spring Hill dates from 2010 onward, which means it is in the period where small, cheap interventions have their maximum effect. Doing that consistently is what keeps a lot from ever reaching the resurfacing conversation.

Why does the striping wear so quickly on the newer lots?

High turnover. A busy retail lot cycles far more vehicles across the same markings than a lower-traffic property, and fresh markings on a smooth new surface show wear more visibly than they do on an older one. Re-striping every two to three years is normal on those, and it is a good moment to check the layout still suits how the lot is actually used.
