Advanced alligator cracking
Connected, scaled cracking across whole bays is the signature of the older retail lots along Noland Rd and US-40. It is fatigue: the section has flexed under traffic more times than it can take. Once it is joined up, only removing and rebuilding that area resets it.
Potholes from base failure
Water gets through the cracking, the clay under the stone softens, and the surface caves under the next loaded axle. The failed area always runs wider than the hole, which is why cold-mix in the hole is a two-month repair.
Rutting and shoving at truck movements
M-291 and US-24 feed heavy traffic into Carefree Industrial Park and the loading bays around it. Where those trucks brake and turn, asphalt moves rather than cracks — ridges, washboard, and dropped entries that a surface patch cannot correct.
Oxidized, brittle surfaces
Deferred lots go grey, lose their fines, and start cracking in straight lines under load they used to shrug off. Brittle asphalt breaks at the edge of every patch you put in it, so timing matters more here than on a newer surface.
Standing water on flat lots
The big flat lots near Noland Road were built with little in the way of engineered drainage. Water sits, works into the surface, and saturates clay that cannot drain. Correcting fall in those areas is repair work in its own right.
Accessible routes out of tolerance
Strips built before current standards often lack proper curb ramps, detectable warnings, or the right count of accessible stalls — and the gaps surface when a tenant changes and triggers a review. Slopes and ramps are grading and paving work; only the markings are paint.

On a large lot we will also core before recommending an overlay, because a wear course laid on a failed base is a surface you pay for twice.

Questions we get in Independence
Our lot was paved in the 1980s. Is an overlay still possible?
Possibly, and the deciding factor is the base rather than the surface. An overlay adds a new wear course; it adds very little structure. If the existing base is sound, an overlay is good value. If cracking is connected across the lot and areas are settling, the base has already failed and an overlay will crack through on the same lines within a few seasons. On a lot that size, cores answer the question properly.
A tenant change flagged our accessible parking. Is that repair work?
Partly. Faded markings, stall counts, and access aisles are striping. Curb ramps, detectable warnings, and running or cross slopes that are out of tolerance are grading, concrete, and paving work — you cannot paint a slope into compliance. We will separate the two on the estimate so you can see what is a striping cost and what is a construction cost.
Why does the pavement at our dock entrance ripple?
Shoving, from heavy vehicles braking and turning on a section built for lighter traffic. It is a structural problem, not a surface one: the asphalt is being pushed rather than worn. Milling the ridges flat lasts about a season. Rebuilding the entry deeper, with a mix suited to the loading, is what stops it — and at genuinely severe turning points, a concrete apron is the recommendation even though asphalt is our trade.
Will a patch hold over Jackson County clay?
It holds when the failed base comes out with the asphalt. Wymore series expansive clay moves with the seasons, so a patch resting on wet, unprepared clay flexes exactly as the pavement that failed did. The repair that lasts here is a saw-cut, full-depth one where the stone underneath is replaced and compacted before any asphalt goes back.
Can repairs be done without closing the whole lot?
Yes, and on retail and medical sites that is normally how it goes. Work is phased by section so access and traffic flow are kept — usually the far bays first, then the entrances, with the timing set around your hours. Fresh asphalt needs to be left alone until it can take traffic, so the phasing plan is part of the estimate rather than something worked out on the day.
