Driveway Paving in and Around Lenexa, KS
The cheapest quote is usually an overlay. Here is when that works and when it comes back through.
Tarmasters paves driveways in and around Lenexa, Kansas. The decision that matters here is depth of intervention — overlay, replace, or rebuild — because Martin-Woodson series clay-loam and the low spots this topography creates will find a shortcut inside two seasons. Insured and bonded, paving since 2014.
Lenexa has a well-documented lesson about paving over old pavement: resurfaced streets in Old Town Lenexa show reflective cracking, where the cracks in the layer underneath work their way up into the new surface. The same physics apply to a driveway, and it is the single most common way homeowners here spend money twice.
So the useful conversation is not "how much for a new driveway." It is how deep the work needs to go, which comes down to what is under the surface and where the water ends up. Commercial lots are covered under commercial asphalt paving in Lenexa; patching and potholes are asphalt repair.
Overlay, replace, or rebuild
Three different jobs that all get called "a new driveway." What separates them is how far down the work goes — and what it costs you if the wrong one is chosen.
| Option | What it is | When it works | Where it goes wrong |
|---|---|---|---|
| Overlay | A new wearing course laid straight over the existing drive, with no removal | Only where the existing drive is structurally sound and sits low enough that added height does not foul the garage or the apron | Old cracks telegraph up through the new surface within a season or two — reflective cracking, the same thing you see on resurfaced streets in Old Town |
| Remove and replace | The surface comes off, the base is checked and topped up, and a new drive goes down at the original height | The usual answer when the base still carries but the surface has cracked through | If the base has actually failed, replacing only the surface means paying twice — which is why the proof-roll happens before the quote is final |
| Full reconstruction | Everything out, subgrade corrected, base rebuilt, drive relaid | Connected cracking, settlement, or a drive that flexes underfoot — and any drive where the original base was never adequate | Costs more up front and is often quoted against an overlay that will not last. The honest comparison is against doing the same job twice |
More on the middle option is on the overlays page, and the maintenance that delays all three is crack sealing.
What separates a lasting Lenexa job
Water first. The topography here produces natural low spots, and a drive that sits in one collects water every storm. Standing water saturates the clay subgrade, the saturated area settles, and the low spot gets deeper. Fixing the grade inside the drive is usually straightforward and it is the highest-value part of the job.
Then the base. Martin-Woodson series clay-loam swells when wet and shrinks when dry, so the mat needs six to eight inches of compacted crushed limestone under it to spread load across that movement — and a geotextile separator wherever the clay is wet enough to work its way up into the stone.
Then winter. About 38 freeze-thaw cycles a season and frost to 34 inches means any water left in the surface has a mechanism to widen the crack it is sitting in. Sealed cracks are the cheap half of this.
What we do on Lenexa driveways
-
Replacement and reconstruction
The full job on drives with connected cracking, settlement, or a base that was never adequate. Most common in the older eastern subdivisions.
-
Resurfacing done properly
Surface off, base checked and topped, new drive at the original height — the version that does not raise your apron or trap the old cracks.
-
New drives and widenings
Newer construction on the west side, third-car widenings, and parking pads. Built to the depth the use calls for.
-
Gravel conversions
Common on the larger lots out toward the county line. The existing stone often becomes part of the base if it is clean and deep enough.
Our process on Lenexa jobs
Measure and test
Dimensions, elevations at the garage and the street, and a look at what the cracking pattern is telling us about the base.
Remove
The old surface comes off. Where an overlay was laid over an older drive at some point, that shows up here — and it explains a lot.
Proof-roll and correct
The subgrade gets loaded so the soft areas show. Anything that moves comes out and is replaced with compacted stone.
Drainage and base
Grade set so water leaves rather than pooling, then crushed limestone compacted in lifts with a geotextile separator over wet clay.
Pave and finish
Hot mix at residential thickness rolled to density while hot, edges supported, apron tied flush so there is no lip at the curb.
Why the recommendation is the product
Tarmasters is Kansas City–owned, the asphalt division of Ford Concrete and Paving, insured and bonded, and paving across Johnson County since 2014.
Anyone can lay asphalt on top of what is already there. The part worth paying for is being told which of the three jobs above your drive actually needs — with a measured estimate, a fixed number, and the reasoning behind it.
Paving across the Lenexa area
East Lenexa and Old Town — the first-life drives
Four Colonies, Green Trails, Old Town, and the streets around Sar-Ko-Par Trails Park. Drives from the 1970s to 90s at the end of their original life, where the question is whether the base underneath is worth keeping. Often it is.
City Center and west — newer builds, newer questions
Falcon Valley, Canyon Creek, and the development along Renner Blvd and 87th St Pkwy. Younger drives where grade, fill, and build depth decide what happens in year fifteen.
We work the neighboring cities on the same schedule — Shawnee, Olathe, Overland Park, and Leawood. The metro-wide service page is driveway paving; the full list is on service areas.
Lenexa driveway questions
Someone quoted me an overlay for much less. Should I take it?
Ask them two things: what the existing cracks will do, and where the extra height goes. An overlay adds an inch or two to the drive, which has to work at the garage slab and at the street. And unless the old cracks are addressed, they come back through the new surface — that is reflective cracking, and it is exactly what shows up on resurfaced streets around Old Town. An overlay on the right drive is good value. On the wrong drive it is a two-year surface at a permanent price.
Water pools at the bottom of my drive every time it rains. Why?
Because the drive is sitting in one of Lenexa's low spots and the grade never moved the water out. The topography here creates natural collection points, and once water stands on Martin-Woodson series clay-loam it soaks in, softens the subgrade, and the softened area settles — which deepens the low spot and collects more water next time. Correcting the fall inside the drive fixes most of these. Where the whole yard drains to that point, the answer is bigger than the driveway and we will tell you so.
Is City Center-era construction different from the older east side?
In practice, yes. Drives in the 1970s to 90s subdivisions on the east side are at the end of their first life and often have a base worth keeping. The newer development around City Center and out west has drives that are relatively young, where the questions are grade, fill, and whether the original build was deep enough for what parks on it. Different eras, different failure modes, different recommendation.
What maintenance keeps a new drive going?
Sealing cracks as they appear, and sealcoating every few years to slow surface oxidation. With about 38 freeze-thaw cycles a winter and frost reaching 34 inches, water in an open crack has all season to work. Neither job is expensive next to a replacement, and doing both on schedule is what gets a drive to the far end of its expected life.
