What high-turnover properties actually need
The work list for an event-exposed lot is different from a warehouse or an office park. Markings take priority, because a lot filling at speed depends entirely on people being able to read it — and faded stall lines cost you usable spaces at exactly the moment you need them all.
Then the entry and exit throats, where the turning happens and the pavement takes real stress. Then the curb lines and edges, which get hit and undermined. Then the accessible stalls and routes, which have to be compliant on the busiest day rather than the quietest.
Most of that is striping and layout plus targeted repair — modest money compared with resurfacing, and it is what makes the difference on the days that matter.
What makes Lawrence asphalt last
The ground gives you something to work with
Eudora-Reading series silty clay-loam over limestone and shale has genuinely good bearing capacity when it is prepared properly — better than the heavy clays further east. That is an advantage, and it is wasted by a thin base.
But the clay depth over rock moves
How much clay sits above the bedrock changes across the city and thickens toward the Wakarusa valley, so localized soft spots turn up in otherwise sound ground. Base design accounts for them; a standard section applied blindly does not.
Water is the deciding factor
South and west toward the river corridor the water table is higher and flooding is a real risk, so positive grading, curb and gutter, and subsurface drainage matter more than extra asphalt thickness ever will.
On top of that: about 38 freeze-thaw cycles a year, frost to 34 inches, and 40 inches of rain. The South Iowa Street retail corridor shows what happens when those meet repeated thin overlays over a base nobody addressed — which is why reconstruction, not another surface, is increasingly the honest recommendation on that stretch.

Can you work around home game weekends?
Yes, and we plan the schedule around them rather than hoping. Event Saturdays put thousands of vehicles into a small number of lots and corridors in a couple of hours, so a section closed on the wrong weekend costs a property far more than the paving. We fix the calendar with you before starting, build in weather float, and sequence so no phase can run into an event date.
Does event parking actually damage a lot, or is it just busy?
Mostly it is just busy — a few thousand cars do very little structural damage compared with one loaded truck. The real cost is different: markings wear out faster because everything is used at once, the entry and exit throats take concentrated turning, overflow parking on unpaved ground churns up and gets tracked back onto the asphalt, and curbs get hit. So the work these properties need is usually striping, entry repair, and edge protection rather than a rebuild.
Our South Iowa lot has been overlaid several times. Is another one sensible?
Often not. Many lots along that corridor were built in the 1980s and 90s and have received repeated thin overlays without the base ever being dealt with, so the structure underneath is deteriorated and the original drainage has been buried under accumulated asphalt. At that point full-depth reclamation or reconstruction is what actually restores the lot. Cores tell us which, and we would rather show you the core than argue about it.
How much does the ground vary across Lawrence?
Enough that we design the base per site rather than per city. Eudora-Reading series silty clay-loam over limestone and shale gives good bearing capacity where it is prepared properly, but the depth of clay above the bedrock varies — it thickens toward the Wakarusa valley, and that is where localized soft spots show up. Properties south and west also sit with higher water tables, which makes positive drainage and subsurface drainage more important than extra thickness.
