Two conditions drive most pavement outcomes in Douglas County. They pull in different directions, and both have to be answered on the same site.
Subgrade that changes across town
Limestone and shale give Douglas County genuinely good bearing capacity — better than the deep expansive clay on much of the Missouri side. The catch is the clay overburden above it, which varies in depth across Lawrence and thickens toward the Wakarusa valley.
Base design has to account for localized soft spots where those clay layers deepen. A spec that performs in Old West Lawrence is not automatically right on the south side.
Water south and west of town
Properties near the Wakarusa River corridor sit where water tables are higher and flooding is periodic. Base saturation is the failure mode, and it does not care how good the surface course is.
Positive drainage grading, proper curb and gutter, and subsurface drainage do the real work on those sites. With around 38 freeze-thaw cycles a year and frost reaching about 34 inches, water left in the base has plenty of opportunity to do damage.

It means the answer changes by address. Douglas County has limestone and shale underneath, which bears weight well when it is prepared properly — but the clay sitting on top of it varies in depth across town, particularly toward the Wakarusa valley. A base design that works on one side of Lawrence can be wrong a few miles away, so we check the ground rather than assume it.
My South Iowa lot has been overlaid twice. What now?
That is a common position on that corridor, and it usually means the base has been left unaddressed while surfaces were added on top. Milling back and, in some cases, full-depth reclamation restores the structure instead of adding another layer that will crack along the same lines. We will core or dig test spots before recommending it — that decision is worth getting right.
Do you handle properties near the river that flood?
Yes, and drainage design does most of the work on those sites. Positive grading, proper curb and gutter, and subsurface drainage keep water moving off and away rather than sitting in the base. Without that, any surface put down south or west of town near the Wakarusa corridor is on a clock.
