Tarmasters builds commercial and industrial asphalt across Kansas City, Kansas. The ground here is not one thing — Mixed industrial fill and Kaw River alluvial clay means the correct section depends on which district and sometimes which corner of the site you are on. The one market where you cannot assume what is under the lot
In most of the metro a paving contractor can tell you the subgrade before leaving the office, because a county sits on one dominant soil and behaves accordingly. Wyandotte County does not work that way. A century of industrial development in the river bottoms means much of the ground under Fairfax, Armourdale, and Argentine is fill — placed at different times, from different sources, to different standards, and rarely documented.
A few miles west, Village West sits on engineered fill from the 2000s. Up on Strawberry Hill and through Quindaro it is native upland ground under old pavement. Those are three genuinely different construction problems inside one city.
Which is why the honest version of a bid here starts with a question rather than a price. Here is what we expect to find where, and what each of them does to pavement.
What is under your lot, by district
A starting hypothesis, not a substitute for testing your particular site — but enough to tell whether the bid in your hand was written by someone who thought about it.

Pavement that carries freight, not cars
This is the metro's industrial spine, and the pavement work reflects it. Rail-to-truck transfer, manufacturing, and distribution along K-32 and the industrial arterials mean loaded Class 8 movement is constant rather than occasional — and the damage it does is concentrated at gates, scale approaches, dock aprons, and anywhere a trailer turns.
Those areas are a different build from the employee parking twenty feet away. Deep aggregate base in compacted lifts, a thicker binder course, and concrete where a trailer pivots on the spot rather than rolling through. Get that boundary wrong and you rebuild the entrance every couple of years while the rest of the site is untouched.

What separates a lasting Kansas City job
Start with the material itself. Alluvial clay laid down by the Kaw is fine-grained and drains slowly, and it sits in ground where the water table is close to the surface. Unlike the shrink-swell clays on the uplands, the failure it produces is settlement rather than heave — the pavement follows the material down instead of being pushed up. Industrial fill above it adds a second variable, because nobody can tell you how well it was compacted when it was placed.
Then the weather works on it. About 40 freeze-thaw cycles a year, frost reaching 34 inches, and 41 inches of rain — on ground that already struggles to shed water. Anything that lets moisture into the base gets amplified here rather than tolerated, which is why crack sealing on a Wyandotte County lot is worth more than the same work would be elsewhere.
So the sequence is fixed
Prove the subgrade. Design where the water goes. Undercut and replace what will not carry, rather than bridging over it. Build the base in compacted lifts and proof-roll it under load. Then pave — binder and surface course, rolled to density while hot. On variable ground the temptation is to skip to the last step and hope; that is precisely the lot we get called back to in four years.
How the work goes
How do you find out what is under the lot?
Cores through the existing pavement, and where the site history suggests fill, hand or machine test pits into the subgrade. We are looking for three things: how thick the existing section really is, whether the base underneath is still competent, and what the material below that turns into when it gets wet. On the industrial ground in the bottoms this is not optional — the answer varies across a single property.
What does the estimate look like on variable ground?
Priced by zone with the assumptions written down. If the subgrade proves worse than the tests indicated when we open it up, you find out that day with a unit price already agreed for undercut and replacement, rather than a surprise at invoicing. On a site where nobody can honestly promise what is six feet down, agreeing the price of bad news up front is the fair way to do it.
How is heavy-duty pavement built differently here?
Thicker everything, and shear taken seriously. Loaded trailers arriving off K-32 and the industrial arterials put turning and braking loads into the mat, so entries, gate areas, and scale approaches get a full-depth section — deep aggregate base placed in compacted lifts, thicker binder course — or concrete where trailers pivot in one place all day. The parking areas alongside can be built to a normal specification.
How do you keep an operating site running?
Phased, and planned around the gate rather than the building. Freight sites cannot lose their truck route, so the sequence usually works outward from keeping one entry and one circulation path open at all times. You get the phase map with the estimate — which areas are closed on which days, and where trucks should be routed while they are.

Questions we get on the Kansas side
Why would two contractors quote wildly different thicknesses for the same lot?
Usually because one of them looked underneath and the other did not. Wyandotte County has some of the most variable ground in the metro — industrial fill in the developed bottoms, alluvial clay near the rivers, native soils on the uplands — so the correct section genuinely differs from site to site. A number produced without knowing which of those you are on is a guess. Ask both bidders what they think is under your lot and how they know.
Our lot has low spots that hold water but hardly any cracking. What is that?
That pattern usually means settlement rather than pavement failure. On fill ground the material below consolidates unevenly over years, and the surface follows it down — so you get dips and standing water while the asphalt itself is still sound. Overlaying it just reproduces the dips a little higher. The fix is to rebuild those areas back to a drainable elevation and deal with what is under them.
Does being near the river actually change how you build?
Yes. A high water table and slow-draining alluvial ground mean water leaves a lot much more reluctantly than it does on the uplands, and pavement that stays wet from below loses strength no matter how good the surface is. On river-bottom sites we design the drainage first and build the base to keep the asphalt separated from saturated material — and we are honest when the site needs more than paving to solve it.
What is the realistic lifespan of a heavy-duty commercial lot here?
Built to the right section on a proven subgrade, 15 to 20 years is a fair expectation before structural work, with sealing and crack repair along the way. Freight pavement taking constant Class 8 movement sits at the shorter end, and entries and gate areas will need attention well before the rest of the site. Around 40 freeze-thaw cycles a year with frost to 34 inches means any water left in the base compounds every winter.
