What a lasting Blue Springs job takes

Blue Springs commercial pavement questions
Our lot has gone gray and dry-looking. Is that only cosmetic?
Not entirely. Gray is oxidation — the binder has lost the light oils that keep it flexible, so the pavement is more brittle than it was. On a structurally sound lot that is genuinely a maintenance item and sealing it is cheap insurance. What it is not is a fix for anything underneath: sealcoat over a lot that is cracking from below hides the evidence for a season and changes nothing about the outcome.
Is sealcoating worth buying, or is it just paint?
It is worth buying on the right lot at the right time — a surface that is sound, sealed on a sensible cycle, keeps water and UV off the binder and holds the pavement in its maintenance phase for longer. It is a waste of money on a lot with fatigue cracking, standing water, or a failing base, because none of those are surface problems. We will tell you which one you have before quoting either.
The pavement is smooth and feels slick in the rain. What causes that?
Polished aggregate. Concentrated, repeated traffic — the pattern on the busier lots off Adams Dairy Parkway — wears the exposed stone faces flat, and it is the texture of that stone that gives a wet surface its grip. Sealcoat will not bring the texture back; it needs a new wearing course. It tends to be worst in the drive aisles and at the approaches, which is exactly where vehicles are moving.
How long should a new commercial lot last in Blue Springs?
Built properly on a drained, compacted base, a commercial asphalt lot is generally a 15 to 20 year asset before it needs structural work, with sealing and crack repair along the way. Built without that base — the shortcut behind most of the fatigue cracking on lots from the 1970s and 80s here — five to eight years is more typical.
