Asphalt Paving in Lansing, KS

A kerb is not trim. It is the wall your gutter line runs against — and when the face spalls away, the whole lot stops draining the way it was designed to.

Tarmasters paves and repairs commercial, institutional, and residential asphalt across Lansing, Kansas. Over Grundy-Pawnee series clay with limestone near the surface, drainage varies across a site — and a spalled kerb face changes where water goes. Insured, bonded, working the metro since 2014.

Most owners think of a kerb as an edge — something to stop cars, and something that either looks tidy or does not. It is actually a piece of drainage infrastructure. A gutter line works because the kerb gives water a wall to run against and the pavement gives it a floor. Take away the wall and the water has no reason to keep going where you sent it.

That is exactly what happens along the K-7 frontage here. Exposed kerb faces absorb road salt and moisture all winter and spall down to the aggregate. As the face erodes, the reveal shrinks, the profile flattens, and water starts crossing the kerb instead of running along it — so a lot that drained perfectly well begins ponding, and nobody connects it to the concrete.

Lansing is a settled community of about 11,201 anchored by its schools and its adjacency to the federal facilities next door, with commercial development strung along Main Street and Eisenhower Road. We work it from Lee's Summit, insured and bonded, and we will tell you whether you need repair, resurfacing, or kerb work that makes the rest of it worth doing.

What a deteriorating kerb does to your drainage

Six stages, from sound to failed, and what each one means for where water on your lot actually ends up. Most owners only intervene at stage four, and stages two and three are where the money would have gone furthest.

Kerb condition What the water is doing What to do at this point
1Sound kerb face, full reveal Water is contained in the gutter line and carried to the inlet as designed Keep the joint at the pavement edge sealed. That is the whole maintenance requirement.
2Surface scaling on the face Still functioning, but the surface is roughening and holding grit and salt against itself Sweep and rinse the gutter line, especially after winter. Cheap and genuinely effective.
3Spalling down to exposed aggregate The profile is losing shape. Flow slows, spreads, and starts finding its own path Partial-depth repair while the panel is otherwise sound.
4Reveal lost — kerb level with the pavement Nothing is contained any more. Water crosses the kerb line and leaves the system entirely Either mill the pavement down to restore reveal, or replace the kerb section.
5Separation between kerb and pavement Water is going straight into the base at the weakest point on the lot Urgent. Seal it, and check whether the base beneath has already been undermined.
6Kerb section broken or displaced The gutter is a channel to nowhere, and the pavement edge has lost its lateral support Replacement, with the edge properly bedded and the base carried under the joint.

What we get right on Lansing jobs

  • Drainage that is not uniform

Leavenworth County's glacial till is more stable than Jackson County clay, but limestone near the surface creates uneven permeability. Some areas drain well; others trap water at the base-subgrade interface. We probe each Lansing site individually because assuming uniform drainage here leads to premature base failure.

  • Salt on the most exposed concrete

Lansing's exposed K-7 frontage curbs absorb road salt and moisture all winter. Fifty-plus freeze-thaw cycles per season spall concrete curb faces down to aggregate, destroying drainage profiles and creating trip hazards along commercial frontage.

  • Braking load at the interchanges

K-7 is the primary north-south artery for the county, and the braking zones around Eisenhower Rd put horizontal load into the pavement rather than vertical. Frontage lots there want a heavier approach section than their parking bays do.

  • An older commercial core

Much of the Main Street retail dates to the 1980s and 90s and is at its structural limit, with accessible-route gaps in the older town-centre developments. Those two are usually worth solving in one pass rather than two.

We cover the whole city — the Lansing Towne Center, the Main Street (K-7) Corridor, and the Eisenhower Road Retail — plus the institutional property and residential streets either side. Access is off K-7, K-5, Main St, Eisenhower Rd, and McIntyre Rd.

Working in Lansing

Tarmasters is a Kansas City–owned paving contractor and the asphalt division of Ford Concrete and Paving, working the metro since 2014. Kerb and gutter is concrete work and the lot is asphalt, so on this particular problem having both under one roof means the fix can be scoped as one job instead of two half-jobs.

Work here runs under City of Lansing / Leavenworth County building codes. On commercial property, accessible parking and stormwater come into scope on a lot being re-laid — and restoring a kerb line is often the step that makes the stormwater side work again. Insured and bonded: measured estimate, fixed price, firm sequence, and a straight answer about what your surface needs.

Lansing paving questions

How does a damaged kerb cause a drainage problem?

Because the kerb is what contains the water. A gutter line only works if the kerb face gives it a wall to run against and the pavement gives it a floor. When the face spalls away and the reveal is lost, flow spreads out, slows down, and starts crossing the kerb instead of running along it — so water that was being delivered to an inlet is now leaving the system wherever it likes.

Why does it happen so badly on the K-7 frontage?

Lansing's exposed K-7 frontage curbs absorb road salt and moisture all winter. Fifty-plus freeze-thaw cycles per season spall concrete curb faces down to aggregate, destroying drainage profiles and creating trip hazards along commercial frontage. Frontage property takes the road salt whether or not anyone applies any on the lot itself, and it lands directly on the most exposed concrete on the site. That combination of chloride, moisture, and fifty-plus freeze cycles is exactly what a kerb face is least able to resist.

Our lot drains fine in some places and not others. Is that a grading fault?

Not necessarily — it may be what is under it. Leavenworth County's glacial till is more stable than Jackson County clay, but limestone near the surface creates uneven permeability. Some areas drain well; others trap water at the base-subgrade interface. We probe each Lansing site individually because assuming uniform drainage here leads to premature base failure. A surface can be shaped consistently and still sit over ground that behaves in two different ways, which is why we probe rather than assume.

Can a kerb be repaired, or does it have to be replaced?

It depends how far it has gone. Surface scaling and early spalling can be dealt with as partial-depth repair while the panel is otherwise sound. Once reveal has been lost or the kerb has separated from the pavement, replacement is usually the honest answer — and at that point it is worth checking whether water has already been getting into the base along that line.

How old is the commercial pavement on Main Street?

Much of it is 1980s to 2000s, which puts it at or past a 20 to 25 year structural limit. That is a mill-and-overlay conversation where the base is still carrying load, and a reconstruction one where connected cracking says it is not. We will tell you which, before you commit to either.
