The failures that produces are joint failure in staging areas, subgrade settlement under continuous traffic, and kerb and gutter damage where oversized vehicles turn. All three are structural rather than surface problems.

The terrain here is flat, which means water only leaves a surface if the fall was designed into it. Frost reaches about 34 inches with roughly 38 freeze-thaw cycles a year, so anything holding water below the surface moves seasonally.

Most of the industrial construction here dates from about 2013 onward and is in its maintenance window. The town core is older and needs a different conversation entirely.

What Martin-Woodson series clay-loam means for the sub-base here: this is clay-loam that takes on water and swells, then dries and shrinks back — a real volume change, seasonally, beneath the pavement. It cannot be relied upon to support a heavy section on its own. Under intermodal-scale loading that has two consequences: the compacted granular base has to be deep enough to spread load across ground that is moving, and a geotextile separator is needed so fine clay cannot migrate up into the stone and quietly destroy the base from inside. Drainage is part of the structure, not a finishing detail.

Should we be using concrete instead of asphalt?

In specific places, yes. Anywhere a true point load sits — container positions, equipment stands, dumpster and loading points — concrete is the right material, and we build both. For access roads, aprons, and general circulation, a properly designed asphalt section is usually better value and easier to repair in sections without shutting a yard down.

What does Martin-Woodson series clay-loam mean for a heavy-duty build here?

This clay-loam swells when it takes on water and shrinks when it dries, so it changes volume seasonally and cannot be relied on to support a heavy section by itself. Under intermodal-scale loading that matters more than it would under cars: the base has to be deep enough and well enough compacted to spread the load across ground that moves, with a geotextile separator so the clay cannot migrate up into the stone and weaken it.

Can you work in an operating yard?

Yes, in phases agreed with whoever runs the site. A working yard cannot stop, so the sequence is built around keeping routes live and taking one area out at a time. Paving needs its section completely clear for about a day, with 24 to 48 hours before loaded traffic returns — and on a yard that second number is the one that matters.

Do you do the small jobs in town as well?
